Framed by lush national park, golden beaches and a distinctly subtropical rhythm, Noosa is unlike anywhere else – so when we set out to build homes here, they had to be just as unique.
Introducing Wyandra: a bold collection of four beach houses in Noosa Heads that break away from convention, blending sculptural design with the relaxed elegance of Mediterranean living. Each home is a celebration of place – distinct, refined and effortlessly in tune with its surroundings.
Jointly designed by Blackwood Architecture and Martino Group, the homes at 12–14 Wyandra Street use light-filled voids, sweeping curves, and outdoor staircases to create layered, connected spaces that flow between indoors and out.
Each home is a unique architectural response to Noosa Council’s strict planning requirements, which champion architectural variety in the streetscape. With 40 metres of street frontage and as the first new homes in the neighbourhood, Wyandra introduces a fresh architectural vernacular, expressed through individual yet connected facades.
Molti Managing Director Ben Teague said the four four-bedroom homes are a bold statement of intent.
“Wyandra doesn’t make sense on paper—and that’s exactly why we believed in it. These are floorplans that push boundaries. What we’ve delivered are homes that feel architecturally significant through their unique flow and functionality,” he said.
“This is Molti’s purpose in action: creating homes that surprise, inspire, and uplift the neighbourhood through thoughtful, unconventional design.”
Design-Led Thinking, Not Just Styling
The homes’ north-facing orientation set the foundation for a responsive architectural solution—balancing privacy with openness and optimising natural light throughout.
Matt Martino of Martino Group explained: “We wanted the first floor to feel like it’s floating—a passive solar feature as well as a striking visual element. The ground floor sits protected and private, with zero thresholds and vast sliders that completely open the home to its outdoor spaces.
“At No. 14, we took cues from the Greek village, with external staircases that allow people to move from terrace to terrace without going through the interior, promoting outdoor living and a sense of flow.”
Voids anchor the centre of each residence, channelling light into deeper spaces and south-facing rooms. Internal courtyards, shielded from the elements, enable year-round outdoor living—a true expression of the Noosa lifestyle.
Phil Tillotson of Blackwood Architecture added: “We incorporated passive design principles throughout—overshadowing for summer protection, louvers for natural ventilation, and voids acting as chimneys that pull warm air upwards.
“Every material has been selected with performance in mind—from double-layered membranes to climate-ready drainage systems. These homes are built for where the climate is going, not just where it is today.”
