Denham Place: A rare proposition in Toorak
When it comes to development, more is usually more. Higher density typically equals more profit. But when we were fortunate enough to secure Denham Place, we realised the best outcome for this site would be doing less.
Rather than pursue density, we made the decision to focus on three standalone homes, allowing the project to feel more aligned with the street, the neighbourhood and its surrounding context.
Because the location speaks for itself. When we secured the neighbouring lot to the original purchase, we had the chance to do something genuinely rare: create three large, freestanding homes on individual titles in the heart of Toorak.
This kind of opportunity simply doesn't come around often and we knew it deserved a different approach.

In a suburb like Toorak, the downsizer journey typically moves in one direction: from a substantial family home on a large block, straight to an apartment or townhouse. The middle ground doesn't exist.
There are almost no brand-new, freestanding homes in Melbourne's premium suburbs that offer the security, low maintenance and lock-and-leave lifestyle a certain kind of buyer is looking for, without asking them to give up their own title, their own front door, or the sense of having a home rather than a residence.
Denham Place answers that directly. Three homes. Three individual titles. Private basement parking with lift access. Secure, manageable, and completely your own.
It's a product that doesn't exist anywhere else in the multi-residential market at this level – and we believe creating it, rather than following the conventional path, is both the right thing to do and the smarter commercial decision.
These homes have been imagined for residents seeking the ease of a newer build without giving up space, privacy or presence. That includes downsizers wanting a more manageable lifestyle, as well as families looking for long-term value, security and quality in one of Melbourne's most established suburbs.

From the outset, each buyer has direct access to Carr – one of Australia's most respected residential architecture and interior design practices – to personalise their home before construction begins.
This isn't a selection of predetermined finishes. It's a genuine conversation with the architects about how a buyer wants to live, and how their home can reflect that.
This level of engagement is rarely seen in the multi-residential market. What Denham Place offers is closer to a bespoke residential experience – the kind you'd expect when commissioning an architect to design your family home, but without the complexity, extended timeline or risk of starting from scratch. The result is a more resolved, more considered outcome, from day one.
