Inside Armadale, Molti's latest project
We are proud to unveil our first Melbourne project, Armadale, which continues our relationship with Carr to deliver six large-scale off-the-plan luxury homes in the well-regarded leafy suburb.
Armadale by Molti builds upon the success of our record-breaking luxury building Heirloom in Kangaroo Point, Brisbane, where we united Bureau Proberts and Carr to design five full-floor apartments.
This time Carr has collaborated with Eckersley Garden Architecture to design six homes, averaging 330 square metres each, for a 1,731-square-metre site at 32 Mercer Road, with each home boasting an impressive 11.5 metre frontage.
From $7 million, each residence features Gaggenau appliances, a private plunge pool, butler's pantry, considered security and mature landscaping.
We have also appointed specialist luxury builder Espire Projects for early works, which begin this month.

Molti Managing Director Ben Teague said the project’s launch was an important milestone for the business.
“Melbourne remains one of Australia’s most undervalued cities, and we’re confident Armadale by Molti will perform strongly. It caters perfectly to the growing demand from downsizers and upgraders seeking spacious, contemporary, low-maintenance homes that offer all the benefits of a luxury address,” he said.
“With Carr’s signature design flair and a prime Mercer Road address, these homes are set to become some of Armadale’s most sought-after residences.”
The homes are arrayed over two levels plus a basement, each featuring two car spaces, laundry room, and a flexible multi-purpose space intended as a potential gym, wine tasting room or cinema.
Each home is accessed via a private entry courtyard, enhancing a sense of security for residents. The 11.5 metre width allows living, dining and kitchen areas to sit along the glazing line, enabling the homes to open fully to the landscaped garden and pool area.
Double-height voids draw abundant northern light into central living spaces on the ground level, while upstairs bedrooms overlook the private entry courtyard and rear gardens.
An enduring material palette of solid brickwork, and timber detailing creates gentle texture and allows the building to sit quietly in the surrounding context.

Carr Associate Director Ben Nicholas said: “Armadale by Molti is intended as a harmonious addition to the Mercer Rd streetscape. While clearly contemporary, the scale, quality materials, and façade detailing create a crafted architectural expression. The building is also well setback, allowing it to sit within a landscaped setting of new and existing trees.
“The unique width of the homes enabled the creation of a generous living experience. The 11.5m frontage is expansive, combined with the north facing orientation and a double height void, it allowed us to create living areas that are spacious and filled with natural light.
“The interior spaces are planned around a central circulation axis open to light and views at each end, enhancing the sense of volume and producing a rational layout.
“A well-designed residence affects how we live our daily lives and can enhance our experience. We hope these homes resonate with their inhabitants and, over time, foster a sense of place through comfort and connection.”

Scott Leung, Director & Principal Designer at Eckersley Garden Architecture said the process to design each home’s garden was undertaken in harmony with the architecture to create homes that are fully integrated into the local landscape.
“Mercer Road is a notably leafy part of Armadale, a suburb known for its outstanding gardens, which influenced our approach to the design,” he said.
“What we’ve created are a series of layered, connected outdoor rooms that feel a natural extension of the home. Through thoughtful plant selection and natural materials, these outdoor spaces will offer a serene, immersive experience that changes with light and the seasons.”
Jellis Craig Projects, led by Director Stephen Bowtell, will manage the project’s sales.
